Las 58 viviendas de protecci\u00f3n oficial promovidas por Sukia se sit\u00faan en el l\u00edmite del corte de una ladera en el municipio de Leioa de mucha visibilidad en el entorno. El Plan General define un z\u00f3calo que ocupar\u00e1 la planta de garajes y que aparece como un podio sobre el que sit\u00faan cuatro bloques que, tambi\u00e9n impuesto por el ayuntamiento, deben de resolverse con los mismos materiales de fachada. la promoci\u00f3n de los otros dos bloques que completan el conjunto, se opta por una imagen definida por el ladrillo blanco para los pa\u00f1os de antepecho y el aluminio oscuro, casi negro para los de las ventanas. El aspecto de los bloques se completa con el juego de vuelos alternos con formas curvas.<\/p>\n<p>Esta estrategia da a estos dos bloques una imagen de una cierta ligereza y optimismo alejada de la t\u00edpica imagen masiva que habitualmente ofrecen las promociones de vivienda, especialmente las viviendas de protecci\u00f3n oficial. Asimismo los balcones permitir\u00e1n a los usuarios disfrutar de las incre\u00edbles vistas que le permite su privilegiada situaci\u00f3n.<\/p>\n<p>Esta misma estrategia formal nos ayuda a definir tanto el l\u00edmite de la promoci\u00f3n como el acceso a los edificios que se aleja del caracter\u00edstico portal donde una puerta define la precisa frontera entre dentro y fuera. Como es habitual en nuestros proyectos, para definir el encuentro entre el edificio y su espacio urbano inmediatamente pr\u00f3ximo, miramos tanto a la arquitectura del caser\u00edo y su espacio de zagu\u00e1n como a la arquitectura moderna. Los pa\u00f1os de ladrillo curvos, las luces continuas, la vegetaci\u00f3n nos acompa\u00f1an hacia el interior en la b\u00fasqueda de una relaci\u00f3n fluida entre interior exterior sin l\u00edmites precisos.<\/p>\n<p>La arquitectura tradicional se recupera en el interior con la puesta en valor del espacio com\u00fan de la escalera, reducido al m\u00ednimo en la gran mayor\u00eda de las promociones de viviendas en la actualidad.<\/p>\n<p>Sin duda este espacio es la aportaci\u00f3n diferencial del proyecto a los vecinos, as\u00ed como la oportunidad para que, m\u00e1s all\u00e1 de su piso como expresi\u00f3n de su individualidad, este patio les permita encontrar en el edificio un espacio de comunidad valorado por todos, que recupere el valor de lo com\u00fan, tan escaso en la actualidad. A pesar de la gran escala del patio, los materiales, acabados e iluminaci\u00f3n est\u00e1n tratados como un interior. Es la gran sala de estar de todos, iluminado con luz natural que aportan siete lucernarios en cubierta.<\/p>\n<p>Los bloques son de baja m\u00e1s cuatro plantas, cada una de ellas con seis viviendas, cuatro de ellas de tres dormitorios y dos de dos dormitorios. Los salones de las viviendas de tres dormitorios se sit\u00faan en las esquinas duplicando las posibilidades de vistas y la de dos dormitorios se sit\u00faa en la fachada con mejores vistas de la promoci\u00f3n. Los acabados son los habituales de vivienda protegida: tabiques de cart\u00f3n yeso, pavimento y puertas de laminado de madera de roble, con algunos detalles como los rodapi\u00e9s y jambas pintados en blanco que ayudan a una percepci\u00f3n de amplitud y luminosidad.<\/p>\n<p>La estructura es de hormig\u00f3n armado a base de pilares y losas, el cierre de ladrillo curvo se resuelve con dos piezas especiales que junto con la pieza est\u00e1ndar conforman pa\u00f1os continuos sobre un entramado de acero en caliente que hace de subestructura. The Masterplan defined a base that would occupy the garages level. This plinth would then support, as if it were a podium, four blocks which, also dictated by the council, would have the same materials as the fa\u00e7ade. Two of these blocks make up the development we are dealing with.<\/em><\/p>\n<p><em>Agreed upon with Neinor, responsible for the development of the other two blocks that complete the set, the chosen image was to be defined by white bricks for the parapet areas and dark aluminium, nearly black, for the window ones. The appearance of the blocks would be completed by the set of alternating round-shaped projections. This strategy gives these two blocks a certain image of lightness and optimism, far from the typical massive aspect normally offered by house developments, particularly council ones. Additionally, the balconies would offer their users incredible views, granted by the privileged location.<\/em><\/p>\n<p><em>This same formal strategy helped us define both the limit of the development and the entrance to the buildings, which is far from the characteristic entrance hall where a door precisely defines the boundary between the inside and out. As is usual in our projects, in order to define how the building and its immediate urban surroundings would come together, we referred to both the architecture of country houses and their entrance halls and modern architecture. The curved brick walls, the uninterrupted openings and the vegetation follow us through towards the inside in a quest for a fluid relationship without precise limits.<\/em><\/p>\n<p><em>Traditional architecture is recovered inside by making the common staircase area the centrepiece, reduced to a minimum in the majority of present-day developments.<\/em><\/p>\n<p><em>Undoubtedly, this area is the contribution that makes a difference to the neighbours. It represents the opportunity for them to build a community, by all valued and well regarded, beyond the individual expression of their own flats. It recuperates community values, so scarce today. Despite the great scale of the patio, the materials, the finishes and the lighting were treated as if an interior. It is everybody&#8217;s great living room, illuminated with natural light that comes through seven skylights.<\/em><\/p>\n<p><em>The blocks have a ground floor and four more storeys, each one with six dwellings, four of which are three-bedroom flats and two two-bedroom ones. The living rooms of the three-bedroom flats are on the corners, duplicating the possibilities of views and those of the two-bedroom dwellings are located on the fa\u00e7ade with the best views of the development. The finishes are the typical ones of subsidized housing: plasterboard walls, laminated oak floors and doors, with some details, such as the skirting boards of the jambs, painted in white which help with the perception of amplitude and luminosity.<\/em><\/p>\n<p><em>The structure is made of reinforced concrete and follows a post and slab system. The curved brick envelope is executed with two special pieces that together with a standard piece form continuous patches over a steel frame which serves as a substructure. Heating services are accounted for by individual boilers but with preheating thanks to an installed solar panel system.<\/em><\/p>\n<p><em>All in all, a building that serves social needs but also, a
