El solar, de acuerdo a los criterios establecidos por el planeamiento urban\u00edstico, se ocupa con una torre de 21 plantas y un bloque continuo en forma de U con altura variable entre cuatro y siete plantas.<\/p>\n<p>En planta baja se ubican los portales de toda la promoci\u00f3n y nueve locales comerciales. Las dos plantas de s\u00f3tano ocupan la totalidad de la parcela y se destinan a garajes, trasteros y cuartos t\u00e9cnicos y el resto de la superficie se destina a vivienda de protecci\u00f3n oficial. El edificio se dise\u00f1a a partir de premisas de ahorro energ\u00e9tico y econom\u00eda de medios, siguiendo el criterio establecido por la propiedad.<\/p>\n<p>El plan urban\u00edstico nos da un cierto margen respecto al dise\u00f1o de las alturas del edificio que se utiliza para conseguir el m\u00e1ximo nivel de asoleamiento del patio y de las fachadas que vuelcan a este limitando al m\u00e1ximo la altura de la edificaci\u00f3n situada al sur.<\/p>\n<p>Las viviendas son pasantes situando las habitaciones en la fachada al patio ajardinado, mientras que los espacios de estar y cocina lo hacen hacia las calles. De este modo se vincula la parte p\u00fablica de la vivienda con su equivalente urbano y la parte m\u00e1s privada y de descanso de la misma con el patio interior como espacio de silencio y reposo.<\/p>\n<p>Dada la visi\u00f3n del resto de las torres hacia la cubierta del bloque m\u00e1s bajo del edificio, se ha realizado un importante esfuerzo para tratar con delicadeza su aspecto al considerarla, sin duda, como la quinta fachada del edificio.<\/p>\n<p>Para ello se agrupan todas las instalaciones en el eje central del edificio y se ventilan a trav\u00e9s de una rejilla continua evitando de este modo la presencia de las habituales chimeneas t\u00edpicas de las cubiertas de viviendas.<\/p>\n<p>Respecto a la propuesta tipolog\u00eda, rese\u00f1ar el tratamiento del espacio como si se tratara de un loft en el que se ocupa el centro por el n\u00facleo de cuartos h\u00famedos, servidos por un \u00fanico patinillo, que pintamos de negro mostrando did\u00e1cticamente el funcionamiento de las instalaciones y a su vez dando una percepci\u00f3n de un espacio \u00fanico cruzado por la luz de una fachada a otra.<\/p>\n<p>Adem\u00e1s de las instalaciones propias de un edificio de viviendas cabe destacar la instalaci\u00f3n del sistema de cogeneraci\u00f3n complementario a la producci\u00f3n t\u00e9rmica convencional de una caldera centralizada con gesti\u00f3n individual. Este sistema cubre parte de la demanda de ACS y calefacci\u00f3n del edificio al generar electricidad para venta.<\/p>\n<p>El grupo de cogeneraci\u00f3n consume gas natural, para generar 70 KW el\u00e9ctricos y una potencia t\u00e9rmica de 109 KW en un mismo proceso, al aprovechar el calor generado en la refrigeraci\u00f3n del motor y de los humos de escape. Con todo ello se consigue una reducci\u00f3n considerable en las emisiones de CO2 a la atm\u00f3sfera y adem\u00e1s, el hecho de producir y gestionar la propia energ\u00eda permite a su vez un considerable ahorro en la factura el\u00e9ctrica de los usuarios.<\/p>\n<p>Las decisiones respecto a la imagen que proponemos para el edificio se ha visto condicionada por la propuesta del plan de construir cinco torres en la avenida Salbur\u00faa como un hito en el planeamiento de la ciudad y como una respuesta a su voluntad de identificar distintas zonas de la ciudad en su proceso de crecimiento.<\/p>\n<p>En este caso no son iglesias sino viviendas de protecci\u00f3n oficial las que se levantan por encima de la altura media de la ciudad, la expresi\u00f3n del credo de la sociedad del bienestar y del compromiso con la ciudadan\u00eda del derecho a una vivienda digna independientemente del nivel econ\u00f3mico de las personas que las habiten.<\/p>\n<p>El edificio que presentamos ocupa la posici\u00f3n central de estas cinco torres y se significa como \u201cun hito dentro del hito\u201d que con su color rojo, pretende expresar optimismo, confianza y compromiso con el futuro en un marco social y arquitect\u00f3nico de color predominantemente gris.<\/p>\n<p>Promoci\u00f3n de 242 VPO situada en la zona de expansi\u00f3n hacia el este de Vitoria-Gasteiz, espec\u00edficamente en el Sector 11, parcela M3, de Salbur\u00faa. La manzana se ocupa con una torre de 20 plantas en el extremo sur-oeste y un bloque continuo en forma de U, de 4 a 7 plantas, que cubre las alineaciones oeste, norte y este de la parcela.<\/p>\n<p>En planta baja se ubican los portales de toda la promoci\u00f3n y 9 locales comerciales; en los 2 s\u00f3tanos, las plazas de garaje, cuartos t\u00e9cnicos y los trasteros de la torre; y en las plantas de entrecubierta, los trasteros de las dem\u00e1s viviendas.<\/p>\n<p>Las viviendas se plantean a partir de premisas de habitabilidad, ahorro energ\u00e9tico y econom\u00eda de espacios comunes, priorizando las dobles orientaciones y las mejores vistas del entorno.<\/p>\n<p>En la urbanizaci\u00f3n interior se propone mantener el esp\u00edritu del plan de zona verde continua (el parque lineal), de forma que el patio interior se perciba como una expansi\u00f3n del espacio urbano antes que como un recinto cerrado.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Acerca del proyectista<\/strong><\/p>\n<p>ACXT, sociedad de servicios de arquitectura, nace como asociaci\u00f3n de profesionales agrupados con la intenci\u00f3n de dar una respuesta de la m\u00e1xima calidad. All the front gates of the development are on the ground floor, as well as nine retail units. The two basement floors occupy the whole plot and house the garage, the box-rooms and technical rooms and the rest of the surface is used for council housing.<\/em><\/p>\n<p><em>The building is designed from a rationale of energy saving and economy of means, following the criteria established by the developer. Town planning gave us a certain leeway as regards to the height of the building, which was used to achieve the maximum exposure to sunlight of the patios and the fa\u00e7ades that look over it by limiting the maximum height of the building located to the south.<\/em><\/p>\n<p><em>The dwellings are double fronted, the bedrooms being on the fa\u00e7ade that looks over the garden patio, whilst the kitchen and living areas face the street. Thus, the public area of the house is linked with its urban equivalent, and the more private one destined for rest, is linked with the inner courtyard as a space of peace and quiet.<\/em><\/p>\n<p><em>Given the view from the rest of the towers of the roof of the lowest block of the building, an important effort was made to treat its appearance with care, considering it, without a doubt, as the building\u2019s fifth fa\u00e7ade. For that purpose, all buildings services are grouped around the central axis of the building and are ventilated through a continuous ventilation grille, thus avoiding the presence of rooftop typical chimneys.<\/em><\/p>\n<p><em>As regards to the proposed typology, how space is dealt with is worth noting. It is as if we were dealing with an open and free space, its centre occupied by a cluster of rooms with plumbing in them, all served by a single shaft, which is painted black, educationally showing how the building services work and, at the same time, offering a perception of a unique space crossed by light from one fa\u00e7ade to another.<\/em><\/p>\n<p><em>Apart from the typical building services of a block of flats, the installation of a cogeneration system complementary to the conventional thermal production of a central heating boiler with individual management is worth mentioning. This system covers part of the hot water and heating needs of the building whilst producing electricity to sell.<\/em><\/p>\n<p><em>The cogeneration unit consumes natural gas to generate 70 KW of electricity and 109 KW of thermal power in the same process, by making the most of the heat generated during the cooling of the motor and exhaust fumes. That implies a considerable reduction of CO2 emissions to the atmosphere and, furthermore, the fact of producing and managing its own energy allows, in turn, for a considerable saving in the electricity bill of the users.<\/em><\/p>\n<p><em>The decisions regarding the image that we put forward for the building were conditioned by the proposed idea to build five towers on Salburua Avenue as a town planning landmark and as an answer to its intention of identifying different areas of the city in its expansion process. In this case, not churches but council subsidized houses rise above the skyline of the city, an expression of the creed of the society of welfare and its commitment with citizenship\u2019s right to a decent home, regardless of the economic level of the people who live in them.<\/em><\/p>\n<p><em>The building we are showing occupies the central position of these five towers and it signifies \u201ca milestone within the milestone\u201d which, with its red colour, intends to express optimism, confidence and commitment with the future in a mainly grey social and architectonic frame.<\/em><\/p>\n<p><em>Development of 242 affordable units located in the expansion area to the east of Vitoria-Gasteiz, specifically in Sector 11, plot M3, Salburua.<\/em><\/p>\n<p><em>The building consists of a 20-storey tower in the south-west and a continuous U-shaped block, of 4 to 7 floors, covering alignments west, north and east of the plot.<\/em><\/p>\n<p><em>Entrances to the flats and the 9 premises are located on the ground floor; the garages, the storage rooms and the tower\u2019s technical rooms are located on the two basements; additional storage rooms of the dwellings are located in the attic.<\/em><\/p>\n<p><em>The houses are built with a view to offering excellent living conditions, being energy efficient, and economizing the common areas, giving priority to double orientations and offering the best views of the environment.<\/em><\/p>\n<p><em>In the interior, development is proposed to maintain the spirit of continuous green area plan (the linear park), so that the courtyard is perceived as an expansion of urban space instead of an enclosure.<\/em><\/p>\n\n<div style=\"font-size: 0px; height: 0px; line-height: 0px; margin: 0; padding:
