El proyecto recibi\u00f3 el Primer Premio como Obra Construida CAPBA 2019 en la categor\u00eda A. Playa Chapadmalal es una franja urbanizada entre la costa y las grandes estancias marplatenses, lo que le confiere un car\u00e1cter que bascula entre lo rural y lo marino. Nos encontramos en el Sur de la Costa de Mar del Plata, Barrio playa Chapadmalal, a 6 cuadras de la Ruta Prov. N\u00ba 11 con acceso al balneario Cruz del Sur, un terreno de 19&#215;51 metros con una construcci\u00f3n existente de uso vacacional de aproximadamente 60 m2 ubicada en el fondo y en el punto m\u00e1s alto del terreno. lateral)\n\t\t\t\t<\/figcaption><\/figure>\n\t\t<\/div>\n\n<p><strong>El encargo<\/strong><br \/>El programa ped\u00eda un dormitorio y un ba\u00f1o nuevos, la ampliaci\u00f3n del estar y el cierre de la cocina existente. Todo se resolvi\u00f3 colocando una tira transversal a la construcci\u00f3n original. En el dise\u00f1o se quiso mantener el car\u00e1cter de ambas construcciones ligadas a la historia personal del propietario.<\/p>\n<p>La casa Santorini se proyect\u00f3 a partir de una caba\u00f1a existente de unos 10 a\u00f1os, a la que se le agreg\u00f3 un ala en steel frame cubierta por fuera con chapa met\u00e1lica y por dentro con paneles de madera.<\/p>\n<p><strong>La propuesta<\/strong><br \/>Observando los l\u00edmites, la ubicaci\u00f3n del volumen existente que no respond\u00edan a los ejes del terreno y un tel\u00f3n de arboleda propio y en el terreno lindante (con posibilidad de adquirirse a futuro), nos llev\u00f3 a la primer resoluci\u00f3n: que la construcci\u00f3n sea parte de un juego de contrastes, que ese paisaje juegue con la arquitectura.<\/p>\n<p>Se decidi\u00f3 ubicar la propuesta sobre el lado m\u00e1s alto de la pendiente del terreno que baja hacia un arroyo. Encontr\u00e1ndonos con un nivel de piso ya existente que nos pareci\u00f3 apropiado continuar. De esta manera el nuevo volumen contenedor queda separado del suelo, manteniendo las condiciones naturales del terreno, minimizando los obst\u00e1culos visuales en el paisaje, acentuando la ondulaci\u00f3n del suelo en el jard\u00edn y permitiendo una continuidad y vinculaci\u00f3n interior con lo existente.<\/p>\n<p>La propuesta se recuesta en el eje medianero Sur, buscando protecci\u00f3n de los vientos predominantes y abriendo a las mejores vistas y asoleamientos.<\/p>\n<p>La volumetr\u00eda general con lo existente termina conformando una \u00abL\u00bb, generando un nuevo acceso en la articulaci\u00f3n de los dos vol\u00famenes. Siendo el punto central de la casa, se\u00f1alado por el dispositivo que hubo que inventar para sostener el techo de la caba\u00f1a al eliminar una pared portante original. Destinada a solucionar el problema concreto de resolver el apoyo, esta pieza se convirti\u00f3 en la marca que muestra la intersecci\u00f3n de los dos tiempos de la historia.<\/p>\n<p>El punto central de distribuci\u00f3n, acompa\u00f1ado de un solo volumen de servicio, permite organizar los espacios y recorrido de la propuesta. Un espacio de fuego que se adosa al estar existente, un espacio escritorio que utiliza toda la continuidad de la circulaci\u00f3n con remates visuales frente y fondo, siendo a la vez parte del equipamiento del dormitorio y terraza que recuperan las vistas y el suelo.<\/p>\n<p>Hacia el exterior los materiales, aunque unificados por el color, son exhibidos con sus diferencias, igualmente en el interior en la caba\u00f1a original la madera machimbrada fue pintada de blanco, mientras que la adici\u00f3n mantuvo el color original de las placas.<\/p>\n<p>Constructivamente se utiliz\u00f3 el sistema Steel frame, apoyados sobre tabiques de hormig\u00f3n armado que pronuncian la pendiente del terreno, y entre estos tabiques se apoyo un entrepiso seco separado del suelo, lejos de la humedad ascendente. Tres materiales son los que dan respuesta al volumen final: chapa, vidrio y placas fen\u00f3licas. Los cuales deb\u00edan responder con la exigencia econ\u00f3mica, clim\u00e1tica y en el mantenimiento a futuro (trat\u00e1ndose de un uso vacacional).<\/p>\n<p>En b\u00fasqueda de una unidad de imagen final del conjunto se sugiri\u00f3 que todo lo existente se pinte de negro. We are in the South Coast of Mar de Plata, Barrio Playa Chapadmalal, 6 blocks from Route Prov. No. 11 with access to the Cruz of the South Beach, an area of 19&#215;51 m with a construction existing use for holiday approx. 60 m2 located on the bottom and at the highest point of the ground. The whole area has a strong landscape value.<\/em><\/p>\n<p><em><strong>The request<\/strong><\/em><br><em>The program called for a bedroom and a new bathroom, expanding the room and closing the existing kitchen. Everything was solved by placing a transverse strip to the original construction.
