Reforma integral, cambio de fachada y adecuaci\u00f3n estructural de la Torre Bizkaia en la calle Gran V\u00eda 1 de Bilbao. La torre Bizkaia, antigua torre del BBVA, situada en el n\u00famero 1 de la calle Gran V\u00eda de Bilbao, es un edificio cuya construcci\u00f3n finaliz\u00f3 en 1969 y que fue destinado originalmente a uso administrativo, alojando la sede del banco Bilbao Vizcaya. El edificio dispone de una superficie de 30.400 m2 divididos en tres s\u00f3tanos y 22 plantas sobre rasante que alcanza una altura pr\u00f3xima a los 90 metros.<\/p>\n<div id='gallery-1' permitido la implantaci\u00f3n de un uso comercial en las 6 primeras plantas, manteni\u00e9ndose el uso administrativo en el resto del edificio (un 65% de la superficie total). Dado el estado del edificio fue necesario un vaciado completo del mismo, manteniendo \u00fanicamente la estructura para acometer una reconstrucci\u00f3n integral.<\/p>\n<p>La estructura del edificio, formada por pilares y vigas met\u00e1licas que seg\u00fan la memoria del proyecto original fueron recubiertas de hormig\u00f3n a efectos de protecci\u00f3n contra el fuego, tambi\u00e9n ha sido reformada con refuerzos generalizados en las plantas comerciales y en las plantas administrativas donde se prev\u00e9n usos de p\u00fablica concurrencia, adapt\u00e1ndose as\u00ed el edificio a las nuevas sobrecargas y requerimientos normativos. A excepci\u00f3n del bloque central de ascensores y escaleras de la torre, el resto de los n\u00facleos de comunicaci\u00f3n han sido demolidos y sus huecos forjados, para generar en unos nuevos n\u00facleos de comunicaci\u00f3n otras ubicaciones, de mayor capacidad que aseguren la evacuaci\u00f3n del conjunto del edificio.<\/p>\n<div id='gallery-2' class='gallery galleryid-66717 Bizkaia \/ Idom (\u00a9 Aitor Ortiz)\n\t\t\t\t<\/figcaption><\/figure>\n\t\t<\/div>\n\n<p>Se han realizado otros cambios estructurales de gran calado fruto de condicionantes funcionales del \u00e1rea comercial, como la implantaci\u00f3n de un hueco que une 5 plantas del edificio con escaleras mec\u00e1nicas y que ha requerido la eliminaci\u00f3n de una de las vigas principales del edificio. Esto ha supuesto la necesidad de generar nuevos elementos de arriostrado, para asegurar una correcta transmisi\u00f3n de cargas y esfuerzos horizontales que se producen fruto de la nueva configuraci\u00f3n.<\/p>\n<p>Otro de los aspectos claves de la reforma ha estado centrada en la fachada del edificio, protegida por la normativa municipal. De manera previa al comienzo de la redacci\u00f3n del proyecto constructivo de fachada, se realiz\u00f3 una labor de investigaci\u00f3n, toma de datos y levantamiento topogr\u00e1fico para poder reproducir la geometr\u00eda exterior de la misma y poder construir una fachada de id\u00e9nticas caracter\u00edsticas a la original, corrigiendo las modificaciones que el edificio sufri\u00f3 a lo travesa\u00f1os de aluminio. Este muro cortina intercalaba pa\u00f1os acristalados y m\u00f3dulos ciegos. Los pa\u00f1os acristalados, que supon\u00edan un 40% de la superficie de la fachada, estaban compuestos principalmente por vidrios con c\u00e1mara de 2,4 m de ancho por 2,2 m de alto, si bien en el cuerpo bajo y coronaci\u00f3n de la torre dispon\u00eda de vidrios de menores dimensiones donde la modulaci\u00f3n era de 1,2 m de ancho por 2,2 m de alto. El tipo de vidrio instalado originalmente se denominaba comercialmente como \u201cpink-rosa\u201d que proporcionaban el color caracter\u00edstico del edificio, especialmente en d\u00edas nublados.<\/p>\n<p>Los m\u00f3dulos ciegos estaban formados por un panel s\u00e1ndwich sin apenas aislamiento y que dispon\u00eda en su cara exterior de un panel de aluminio fundido a efectos exclusivamente decorativos. Este panel estaba separado unos cent\u00edmetros del panel s\u00e1ndwich, sujet\u00e1ndose en sus 4 extremos con fijaciones puntuales. En las zonas ciegas del edificio, tras el n\u00facleo de ascensores y escalera de emergencia, la fachada estaba compuesta por una fachada de f\u00e1brica sin aislamiento, donde tambi\u00e9n se instalaron paneles de aluminio fundido decorativo, que se atornillaron directamente al cierre de alba\u00f1iler\u00eda.<\/p>\n<div id='gallery-4' class='gallery galleryid-66717 gallery-columns-3 Bizkaia \/ Idom (render)\n\t\t\t\t<\/figcaption><\/figure>\n\t\t<\/div>\n\n<p>En ambos casos, estas fijaciones no permit\u00edan la dilataci\u00f3n del material que se deformaba para poder absorber los esfuerzos por los cambios de temperatura. Por lo tanto, tras 50 a\u00f1os, las placas presentaban numerosas patolog\u00edas, con alabeos y abombamientos considerables, as\u00ed como fisuras fruto de la imposibilidad de una libre dilataci\u00f3n. Debido a la contaminaci\u00f3n, especialmente en sus primeros a\u00f1os de vida en un Bilbao industrial, las placas de aluminio hab\u00edan perdido su brillo y color natural del aluminio, quedando recubierto por una p\u00e1tina oscura de un tono negruzco.<\/p>\n<p>Al no existir constancia del proceso constructivo sobre la ejecuci\u00f3n de los paneles de aluminio, se visitaron f\u00e1bricas de fundici\u00f3n de aluminio, donde se pudo concluir que el vertido del aluminio fundido se produjo sobre un molde de arena qu\u00edmica sin tapar, de tal manera que las rugosidades de su cara vista se produjeron por las retracciones del aluminio al solidificarse en contacto con el aire. Son estas rugosidades y vibraciones las que confieren a la placa su principal caracter\u00edstica formal y expresiva (lo que en una fundici\u00f3n ser\u00eda la cara mala de la pieza).<\/p>\n<p>La fachada original sufri\u00f3 una importante reforma en los a\u00f1os 80, con la sustituci\u00f3n de la pr\u00e1ctica totalidad de los vidrios del edificio por problemas de dilataciones en el conjunto de fachada, que incluso supuso la ca\u00edda de varios m\u00f3dulos acristalados a la calle. Los nuevos vidrios se colocaron sobre una carpinter\u00eda de aluminio color bronce adosada al muro cortina original y sujeto exclusivamente con silicona estructural. Se mantuvieron los vidrios originales de las 6 primeras plantas de la calle Gran V\u00eda, por lo que se pudo comprobar las diferencias entre los vidrios originales de un color m\u00e1s ros\u00e1ceo y los instalados en los a\u00f1os 80 de un color m\u00e1s anaranjado. En ambos casos, la capa de control solar que disponen hac\u00eda que la percepci\u00f3n de estos y su tonalidad variase en funci\u00f3n de la hora y la incidencia de los rayos solares.<\/p>\n<p>Gracias a que persistieron algunos de los vidrios originales en la fachada de Gran V\u00eda, estos pudieron ser desmontados y enviados a taller para reproducir exactamente su color inicial, fabricando la capa de control solar con un magnetr\u00f3n de \u00faltima generaci\u00f3n. El resultado final ha sido una fachada id\u00e9ntica a la original, pero muy diferente a la imagen a la que ofrec\u00eda el edificio de manera previa a la rehabilitaci\u00f3n.<\/p>\n<p>En planta baja, los pilares de fachada se han trasdosado con un m\u00e1rmol id\u00e9ntico al original y los pa\u00f1os entre estos se han cerrado con vidrios de grandes dimensiones y perfiler\u00eda oculta que se adecuan a las nuevas necesidades y que tratan de evitan restar protagonismo a la fachada. La entrada a la zona comercial se produce en el frente p\u00fablico de la plaza, con una estrategia similar a la de los escaparates. El acceso a la zona administrativa se produce a trav\u00e9s de la calle gran v\u00eda, al igual que ocurr\u00eda de manera previa a la rehabilitaci\u00f3n, pero con un vest\u00edbulo de menores dimensiones ya que la mayor superficie de la planta baja se ha destinado a superficie comercial.<\/p>\n<p>Interiormente, pr\u00e1cticamente no quedaban elementos originales destacables, al haber sufrido el edificio numerosas reformas interiores a lo largo de su vida, por lo que la actuaci\u00f3n a realizar era completamente libre. Proyectar una entrada acorde a la torre fue otro de los retos del proyecto, especialmente por la geometr\u00eda del espacio existente, estrecho y alargado que podr\u00eda generar un efecto t\u00fanel. Adem\u00e1s, en este espacio pr\u00f3ximo a la calle deb\u00edan confluir tres salidas de evacuaci\u00f3n y el acceso a dos montacargas del local comercial, dos cajeros autom\u00e1ticos y el acceso al local de mantenimiento de estos. Por este motivo se decidi\u00f3 dividir este vest\u00edbulo en dos zonas, una exterior a modo de zagu\u00e1n donde confluyen los espacios anteriormente descritos y despu\u00e9s el vest\u00edbulo propiamente dicho con su \u00e1rea de recepci\u00f3n, bloque de ascensores y sala de espera.<\/p>\n<p>La estrategia se centr\u00f3 en integrar y disimular todos los elementos existentes en las paredes, en especial las puertas. Para ello se dise\u00f1\u00f3 una chapa grecada, de secci\u00f3n cuadrada, que ocultaba bisagras, juntas y herrajes de las puertas ofreciendo una imagen limpia de este espacio. Esta chapa se coloc\u00f3 tanto en techo y paredes, utilizando acero un lacado en blanco en el interior y aluminio anodizado en el zagu\u00e1n exterior.<\/p>\n<p>En el suelo interior se instal\u00f3 un m\u00e1rmol blanco estremoz, para que junto con la chapa grecada blanca se configurara un espacio interior aparentemente muy luminoso que disimulase la profundidad de su ubicaci\u00f3n. En el suelo exterior se instal\u00f3 con un granito abujardado similar al original para que junto con el aluminio anodizado se configurara un anillo gris que potenciara a\u00fan m\u00e1s el blanco interior. El m\u00e1rmol blanco del suelo, alistonado siguiendo el ritmo y configuraci\u00f3n de las grecas de la chapa, tambi\u00e9n se coloc\u00f3 en la mitad inferior del pa\u00f1o donde se ubica la recepci\u00f3n, para formar el mueble de esta zona y enmarcar el acceso a la sala de espera.<\/p>\n<p>La sala de espera se configura con m\u00e1rmol verde id\u00e9ntico a los pilares exteriores, tanto en suelo paredes y techo y al que se accede a trav\u00e9s de un pasillo de m\u00e1rmol estremoz blanco tambi\u00e9n en suelo, paredes y techo. Los encuentros se han llevado a las esquinas y diagonales para generar distintas lecturas geom\u00e9tricas y formales del espacio. En \u00faltimo lugar, se encuentra el n\u00facleo de ascensores configurado como un bloque dorado formado por paneles de acero inoxidable oro, como gui\u00f1o al edificio que fue la sede de uno de los bancos m\u00e1s importantes de Europa. Por el contrario, los vest\u00edbulos de ascensores del resto de plantas se han configurado como cajas blancas con chapa perforada con velo fonoabsorbente en paredes y un suelo gris, de terrazo micrograno o mortero autonivelante seg\u00fan zonas.<\/p>\n<p>Las plantas de oficinas se han dise\u00f1ado bajo el concepto Core and Shell y disponen de todas las dotaciones de instalaciones a pie de local a excepci\u00f3n de la instalaci\u00f3n de protecci\u00f3n contra incendios que ha sido completamente instalada. En el suelo se ha colocado un falso suelo met\u00e1lico dejando la estructura de hormig\u00f3n vista. Otro elemento que ha sido completamente acabado son los ba\u00f1os, realizados con terrazo micrograno envejecido en paredes y suelo, y la divisi\u00f3n de cabinas se ha realizado con tableros fen\u00f3licos color negro. En las c\u00e1maras acorazadas se generado unas salas de car\u00e1cter especial, manteni\u00e9ndose las puertas acorazadas y puesto en valor los muros de hormig\u00f3n originales abujard\u00e1ndolos. It was originally intended for office use, housing the headquarters of the Bilbao Vizcaya bank. The building has an area of 30,400m2 divided into three basements and 22 floors above ground, in all a height of close to 90m.<\/em><\/p>\n<p><em>50 years after its construction, an integral reform of the building has been carried out that has allowed the has allowed commercial use on the first 6 floors, keeping the rest of the spaces for office use (65% of the total area).<\/em><\/p>\n<p><em>Given the state of the building, it was necessary to completely empty it, keeping only the structure to undertake a comprehensive reconstruction.<\/em><\/p>\n<p><em>The building&#8217;s structure, made up of metal pillars and beams that according to the original project memory were covered with concrete for fire, have also been reformed with generalized reinforcements on the commercial floors and on the office floors where public use is foreseen. With the exception of the central block of elevators and stairs in the tower, the rest of the communication cores have been demolished and their gaps closed, to generate other locations with greater capacity that ensure the evacuation of the building as a whole.<\/em><\/p>\n<p><em>Other far-reaching structural changes have been undertaken as a result of functional conditioning factors in the commercial area, such as the implantation of an opening that connects 5 floors of the building with escalators and that has required the elimination of one of the building&#8217;s main beams. This has meant the need to generate new bracing elements, to ensure a correct transmission of loads and horizontal forces that are produced as a result of the new configuration.<\/em><\/p>\n<p><em>Another key aspect of the reform has focused on the facade of the building, protected by municipal regulations. Prior to commencing with the drafting of the fa\u00e7ade construction project, research and data collection work was carried out to be able to build a fa\u00e7ade with identical characteristics as the original, correcting the modifications that the building had undergone over the years.<\/em><\/p>\n<p><em>The original fa\u00e7ade consisted mainly of a curtain wall (stick system) with aluminum mullions and transoms. This curtain wall interspersed glazed panels and blind modules. The glazed panels, which accounted for 40% of the surface of the fa\u00e7ade, were mainly composed of glass with a chamber 2.4 m wide by 2.2 m high, although in the lower body and top of the tower it had smaller sized glass sections, 1.2 m wide by 2.2 m high. The type of glass originally installed was commercially called \u00abpink-rose\u00bb which provided the characteristic color of the building, especially on cloudy days.<\/em><\/p>\n<p><em>The blank modules were made up of a sandwich panel with hardly any insulation and which had a cast aluminum panel on its outer face for exclusively decorative purposes. This panel was separated a few centimeters from the sandwich panel, held at its 4 ends with specific fixings. In the blind areas of the building, behind the elevator core and emergency staircase, the fa\u00e7ade consisted of a non-insulated factory fa\u00e7ade, where decorative cast aluminum panels were also installed, which were screwed directly to the masonry closure. In both cases, these fixings did not allow the deforming material to expand in order to absorb the stresses caused by changes in temperature. Therefore, after 50 years, the plates presented numerous pathologies, with considerable warping and bulging, as well as cracks resulting from the impossibility of free dilation. Due to pollution, especially in its first years of life in an industrial Bilbao, the aluminum plates had lost their brightness and natural color of aluminum, being covered by a dark patina of a blackish tone.<\/em><\/p>\n<p><em>As there was no record of the construction process on the execution of the aluminum panels, aluminum smelting factories were visited, where it was concluded that the molten aluminum was poured onto an uncovered chemical sand mold, in such a way that the roughness of its visible face was produced by the retractions of the aluminum when solidifying in contact with the air. It is this roughness and vibrations that give the plate its main formal and expressive characteristic (which in a foundry would be the bad side of the piece).<\/em><\/p>\n<p><em>The original fa\u00e7ade underwent a major reform in the 1980s, with the replacement of practically all of the building&#8217;s glass due to expansion problems in the fa\u00e7ade assembly, which led to several glazed modules falling onto the street. The new glass was placed on a bronze-colored aluminum carpentry attached to the original curtain wall and secured exclusively with structural silicone. The original glass of the first 6 floors of Gran Via street was kept, so it was possible to verify the differences between the original glass of a more pinkish color and those installed in the 80s with a more orange color. In both cases, the layer of solar control that they have made the perception of these and their tonality vary depending on the time and the incidence of solar rays.<\/em><\/p>\n<p><em>Given that some of the original glass remained on the Gran V\u00eda fa\u00e7ade, it could be used to exactly reproduce the original color, manufacturing the solar control layer with a state-of-the-art magnetron. The end result has been a fa\u00e7ade identical to the original, but very different from the image that the building offered prior to renovation.<\/em><\/p>\n<p><em>On the ground floor, the fa\u00e7ade pillars have been covered with marble, identical to the original and the panels between them have been closed with large glass and hidden profiles that avoid detracting from the fa\u00e7ade. The entrance to the commercial zone is from the public square in front of the building. Access to the office area is through Gran Via street, as was the case prior to the renovation. The lobby is smaller lobby as the space of ??the ground floor has been given over to commercial space.<\/em><\/p>\n<p><em>Inside, there were practically no outstanding original elements, as the building had undergone numerous interior renovations throughout its life. Designing an entrance according to the tower was another challenge of the project, especially given the geometry of the existing, narrow and elongated space that could generate a tunnel effect. In addition, in this space beside the street, there are three evacuation exits and access to two service elevators for the commercial premises, two ATMs and access for maintenance. For this reason, it was decided to divide this lobby into two areas, one outside as a hallway where the spaces described above converge and then the lobby itself with its reception area, elevator block and waiting room.<\/em><\/p>\n<p><em>The strategy focused on integrating and concealing all the existing elements on the walls, especially the doors. For this, a square section corrugated sheet was designed, which concealed the hinges, joints and fittings of the doors, offering a clean image of this space. This sheeting was placed both on the ceiling and on the walls, using white lacquered steel on the inside and anodized aluminum on the outside hallway.<\/em><\/p>\n<p><em>On the interior floor, white marble was installed, therefore, together with the white corrugated sheet a very bright interior space has been configured. Bush hammered granite has been used on the exterior floor, and together with the anodized aluminum, forms a gray ring that further enhances the interior white. The white marble of the floor, laid out following the rhythm and configuration of the frets, was also placed in the lower half of the reception panel, to form the furniture in this area and frame the access to the waiting room. Green marble is used in the waiting room, identical to the exterior pillars, both on the floor, walls and ceiling and which is accessed through a corridor with Estremoz white marble on the floor, walls and ceiling. The encounters have been taken to the corners and diagonals to generate different geometric and formal readings of the space. Lastly, there is the elevator core configured as a golden block formed by gold stainless steel panels, as a nod to the building that was the headquarters of one of the most important banks in Europe. On the contrary, the elevator lobbies of the rest of the floors have been configured as white boxes with perforated sheet metal with sound-absorbing sheets on the walls and a gray floor, made of micrograin terrazzo or self-leveling mortar.<\/em><\/p>\n<p><em>The office floors have been designed using the Core and Shell concept and all the installations are close and ready to be connected, except for the fire protection installation that has been completely installed. In the original vaults, rooms of a special character were created, keeping the armored doors and enhancing the original concrete walls. These spaces have been complemented with warm elements such as carpeting, wood and sound absorbing felt slats or perforated sheet metal panels, trying not to completely lose the original character of
