Proyecto de reforma integral de una vivienda en planta baja en Sant Gervasi, en un barrio residencial de Barcelona. Esta vivienda forma parte de un conjunto de casas adosadas construidas por el maestro de obras Joaquim Codina y Matal\u00ed en 1899, de estilo historicista, y que est\u00e1n protegidas como patrimonio que forma parte tiene una particularidad atractiva, cuentan, todas ellas, con un patio delantero de 44 m2 que las separa de la calle y un patio posterior de 96 m2 que participa de un patio de manzana arbolado y tranquilo.<\/p>\n<p>La premisa de partida del proyecto es la reforma total de la vivienda para conseguir estancias m\u00e1s abiertas para la zona de d\u00eda y relacionadas con el patio posterior. Esta redistribuci\u00f3n de los espacios oblig\u00f3 a apear la fachada posterior con el fin de ampliar el espacio bajo el balc\u00f3n de planta primera.<\/p>\n<p>La propuesta se basa principalmente en situar en la zona posterior ligada al patio un gran y \u00fanico espacio que engloba sala de estar, comedor y cocina. En la parte delantera de la vivienda, ligada al patio de entrada, de dimensiones reducidas y poco utilizado, se trasladan los dormitorios.<\/p>\n<p>Por otra parte, tambi\u00e9n se ampli\u00f3 el s\u00f3tano existente para conseguir m\u00e1s espacio de almacenamiento para el hogar y mejorar la comunicaci\u00f3n del garaje privado con el resto de la vivienda.<\/p>\n<p>El s\u00f3tano original s\u00f3lo dispon\u00eda de un espacio para el aparcamiento del coche y otro peque\u00f1o espacio anexo donde se ha ubicado cierta maquinaria de las instalaciones, pero con la ampliaci\u00f3n del s\u00f3tano, que se realiza excavando hacia el sureste de la parcela, se gana un gran espacio de almacenamiento bajo la entrada actual de la vivienda.<\/p>\n<p>Al ampliar este nuevo espacio en planta s\u00f3tano, se hace inevitable pensar en la uni\u00f3n de las dos plantas mediante una escalera de servicio. This home is part of a group of semi-detached houses that were built by master builder Joaquim Codina i Matal\u00ed in 1899 in the historicist style and are protected as architectural heritage by the city of Barcelona, which has assigned them C-level status (i.e. a \u00absite of urban interest\u00bb).<\/em><\/p>\n<p><em>This group of single-family homes (to which this home belongs) has an attractive and peculiar feature: each one has a 44&nbsp;m2 front yard that separates it from the street and a 96&nbsp;m2 backyard integrated into a quiet, tree-studded rear courtyard.<\/em><\/p>\n<p><em>The project\u2019s premise was the complete renovation of the dwelling in order to create more open, spacious rooms in the area used during the day and to establish a relationship between them and the backyard. Due to the rearrangement of the spaces, it was necessary to prop up the rear fa\u00e7ade to allow for the expansion of the space underneath the first floor balcony.<\/em><\/p>\n<p><em>At the heart of the project was the creation of a large, unique space that encompassed the living room, dining room and kitchen in the rear area facing the interior yard. Since the bedrooms were used less, they were reduced in size and moved up to the front part of the apartment, which faces the front yard.<\/em><\/p>\n<p><em>In addition, the basement was expanded in order to gain more storage space and improve the connection between the private garage and the rest of the dwelling.<\/em><\/p>\n<p><em>The original basement only had a parking spot for one car and another small adjoining unit for some utility equipment. However, once the basement was expanded \u2013 which was done by excavating towards the southeast part of the plot \u2013 it created a large storage space beneath the current entrance of the dwelling.<\/em><\/p>\n<p><em>Once this new space in the basement was enlarged, it was clear that the two floors needed to be joined by stairs. This new vertical connection, which provides access to the garage and basement storage space from the entrance hall on the ground floor, took the form of a wooden winder staircase.<\/em><\/p>\n<p><em>As a ground-floor apartment that actually touches the actual ground, it was logical to install underfloor heating and air conditioning as part of the renovation. Also, all exterior and interior carpentry was updated; the former with a thermal bridge cut.<\/em><\/p>\n<p><em>Hydraulic mosaic tiles from the early 20th century were also recovered, restored and
