ICON San \u00c1ngel es un proyecto residencial plurifamiliar, con dos torres principales, una a cada lado del Anillo Perif\u00e9rico, una v\u00eda de circunvalaci\u00f3n que rodea gran parte del Valle de M\u00e9xico y alrededores, siendo una de las principales arterias viales y, en este tramo, con un segundo nivel de v\u00eda (Segundo Piso). La primera, en el n\u00famero 2008 es una torre de 115 metros de altura con 184 departamentos, y la otra, en el n\u00famero 1977 cruzando la avenida, mide 165 metros de altura con 188 departamentos. Debido a su ubicaci\u00f3n, altura y dise\u00f1o, este proyecto se ha convertido en un hito urbano de la zona sur poniente de la Ciudad de M\u00e9xico.<\/p>\n<div id='gallery-1' class='gallery San \u00c1ngel \/ BRAG Arquitectos (\u00a9 Omnis Luque)\n\t\t\t\t<\/figcaption><\/figure>\n\t\t<\/div>\n\n<p>Este proyecto busca ser contundente, dialogando con el Perif\u00e9rico, la avenida que separa los dos vol\u00famenes, as\u00ed como con su contexto urbano: est\u00e1 ubicado muy cerca de un barrio hist\u00f3rico y colonial de la ciudad, San \u00c1ngel, con casonas y templos antiguos del sigo XVIII que a su vez conviven con altas torres de oficinas y departamentos ubicadas en Perif\u00e9rico, adem\u00e1s de vistas incomparables hacia \u00abLos Volcanes\u00bb.<\/p>\n<p>Mientras se constru\u00eda el proyecto de Perif\u00e9rico 1977, se asign\u00f3 el dise\u00f1o de Perif\u00e9rico 2008. Fue un caso muy peculiar y \u00fanico que el cliente, GDC Desarrollos, aliado y socio del despacho, proponga un segundo terreno frente al primer proyecto, haciendo m\u00e1s ic\u00f3nico que se posicionen en cada lado en un eje tan grande como Perif\u00e9rico. As\u00ed fue como se busc\u00f3 acentuar esta zona de la Ciudad, creando una relaci\u00f3n clara entre ambas torres a trav\u00e9s de la forma, funci\u00f3n y materiales.<\/p>\n<p>Volum\u00e9tricamente los edificios se resolvieron mediante paralelep\u00edpedos de 115 y 165 metros de altura; un par de sustracciones genera dos grandes vac\u00edos en cada torre, donde se establecen espacios verdes abiertos con triple altura, que a su vez separan una serie de terrazas, dise\u00f1adas estrat\u00e9gicamente para plantar alrededor de 200 \u00e1rboles por torre en el proyecto, entre los que destacan ambos predios, se resolvi\u00f3 una superficie m\u00e1xima de construcci\u00f3n similar, sin embargo, la huella de desplante de Perif\u00e9rico 2008, que es la torre m\u00e1s baja, es m\u00e1s grande actuaci\u00f3n es un instrumento normativo del plan de desarrollo urbano de la Ciudad de M\u00e9xico que permite fusionar 2 o m\u00e1s predios y relocalizar el potencial de construcci\u00f3n obtenido mediante el uso de suelo.<\/p>\n<p>La condici\u00f3n de ser terrenos distintos, separados por el Perif\u00e9rico, influye en su relaci\u00f3n con los colindantes, por lo cual la soluci\u00f3n de orientaci\u00f3n, los patios a triple altura y vistas hacia la ciudad son diferentes. Perif\u00e9rico 2008 est\u00e1 orientado oriente-poniente con vista principalmente al Barrio Colonial de San \u00c1ngel, mientras que Perif\u00e9rico 1977 est\u00e1 orientado norte-sur hacia los emblem\u00e1ticos volcanes Popocat\u00e9petl e Iztacc\u00edhuatll y los edificios m\u00e1s altos de la Ciudad, siendo la otra torre de ICON San \u00c1ngel una visual sumamente importante para San \u00c1ngel \/ BRAG Arquitectos (vista sur)\n\t\t\t\t<\/figcaption><\/figure>\n\t\t<\/div>\n\n<p>Gracias al dise\u00f1o con un \u00e1rea de desplante reducida de 583.3 m2 (Perif\u00e9rico 1977) y 905.8 m2 (Perif\u00e9rico 2008) respectivamente, fue posible conservar el \u00e1rea m\u00e1xima de construcci\u00f3n permitida para cada predio, 21,000 m2 sobre el nivel de la banqueta y 35,000 m2 incluyendo s\u00f3tanos en ambas torres, con lo cual se pudo resolver el paradigma normativo de un edificio ortogonal de 15 pisos con escaso 20% de \u00e1rea libre por predio, para evolucionar en dos torres, una de 30 pisos y otra de 44, con 50% y 56% de espacio permeable respectivamente, separ\u00e1ndolos as\u00ed, de la calle y sus alrededores, para mantener la privacidad y serenidad dentro del conjunto, adem\u00e1s de generar mejores condiciones de habitabilidad para los departamentos.<\/p>\n<p>La problem\u00e1tica hacia Perif\u00e9rico, tanto visual como ac\u00fastica, fue mitigada en ambos proyectos al destinar en niveles inferiores las \u00e1reas comunes, as\u00ed como la generaci\u00f3n de jardines a triple altura al nivel del Segundo Piso del Perif\u00e9rico que funciona como un apoyo a la contenci\u00f3n de estas cuestiones, para desplazar as\u00ed, hacia los niveles superiores los departamentos. Adicionalmente Perif\u00e9rico 2008 est\u00e1 remetido 25 metros de la avenida, mientras que Perif\u00e9rico 1977 s\u00f3lo 5 metros, pero al modificar la orientaci\u00f3n Norte-Sur se logr\u00f3 evadir la vista hacia la avenida.<\/p>\n<p>Dentro de las amenidades de ambas torres se incluyen gimnasio, alberca, spa, centro de negocios, ludoteca, biblioteca y cine; en la parte superior se encuentra la azotea, todos ellas para beneficio y uso exclusivo de todos sus habitantes. Este tipo de amenidades y servicios no son comunes en la zona, por lo que aportan equipamientos recreativos diferentes a los disponibles usualmente. Dentro de estas amenidades se encuentra un Kids Club, espacio de 10&#215;6 metros a triple altura, con colores vivos, pero no saturados como el rojo y verde y texturas amables y lisas que lo vuelven ideal para ni\u00f1os.<\/p>\n<p>El perfil de usuario es relativamente amplio, yendo desde j\u00f3venes, reci\u00e9n casados, familias peque\u00f1as, pero tambi\u00e9n hay prototipos para familias grandes, como los Penthouse, as\u00ed como personas de la tercera edad que desean tener todos los servicios, \u00e1reas comunes y seguridad.<\/p>\n<p>El proyecto cuenta adem\u00e1s con terrazas abiertas a triple altura en cada torre, generando espacios de convivencia exterior a m\u00e1s de 100 metros de altura.<\/p>\n<p>La envolvente se compone principalmente de paneles de concreto prefabricado blanco, con agregados de m\u00e1rmol y vidrio aislante. La relaci\u00f3n de vano y masa en el volumen principal fue cuidadosamente dise\u00f1ada para contrastar con las tipolog\u00edas comunes de los edificios con fachadas de vidrio del contexto urbano de la zona, y a su vez permitir la iluminaci\u00f3n y ventilaci\u00f3n natural en todos los departamentos.<\/p>\n<p>El concepto de los interiores de las zonas comunes se caracteriza por sus grandes espacios y alturas, donde se combinan materiales naturales como la madera, y el m\u00e1rmol blanco, acompa\u00f1ados por obras de arte que enriquecen todas estas \u00e1reas.<\/p>\n<p>Estas obras de arte se plantearon, en todos los casos como remates visuales, as\u00ed como para generar emociones, tal cual lo son las esculturas en los lobbies para ambos proyectos, elaboradas por el artista Aldo Chaparro.<\/p>\n<p>Para Perif\u00e9rico 1977, por ejemplo, se busc\u00f3 dar forma a un c\u00edrculo, por todos los simbolismos que conlleva esta forma, logrando de esta manera que la pieza generada se quede suspendida en el espacio, algo com\u00fan en el trabajo del artista.<\/p>\n<p>Otro ejemplo es el caso de la pintura en la ludoteca, realizada por Julio Fabila, se busc\u00f3 hacer un mural que inspirar\u00e1 a los ni\u00f1os a explorar un planeta vasto y nada convencional, buscando estimularlos mediante colores que les generar\u00e1n preguntas como: \u00bfPor qu\u00e9 un pasto rosa? \u00bfO por qu\u00e9 existen criaturas en ese mural?<\/p>\n<p>La estructura del edificio se resuelve mediante marcos r\u00edgidos de concreto armado; cabe mencionar que el edificio se encuentra en una de las zonas s\u00edsmicas m\u00e1s estables de la Ciudad de M\u00e9xico.<\/p>\n<p>El proyecto mejora la vida de sus habitantes al relacionarlos con m\u00e1s \u00e1reas libres y vegetaci\u00f3n de la que ofrecen los complejos residenciales verticales comunes en la ciudad, desafiando las viejas normas urbanas de c\u00f3mo deben concebirse los espacios habitables, aportando tambi\u00e9n a la conversaci\u00f3n el lujo de vivir en estos espacios elevados con vistas privilegiadas.
